Hey everyone, I'm Ste Boylan — and I'm so glad you're here. 🙏

I'm just a normal lad from St Helens, Merseyside, who one day started dreaming about owning a property in Egypt. Not a developer. Not a property guru. Just someone who thought — "could I actually do this?"

So I did what most people do. I started Googling. I joined Facebook groups. I watched YouTube videos at midnight. I spoke to agents. I got confused, overwhelmed, and honestly — a little scared at times.

But I kept going. For a whole year, me and my wife Claire researched everything we could about buying property in Egypt safely. The legal process. The locations. The pitfalls. The questions you NEED to ask before you hand over a single penny.

And in 2025, we did it. 🎉

We bought our own apartment in Hurghada, close to El Gouna, for just £38,000.

It's one of the best decisions we've ever made.

So why did I create this community?

Because during that year of research, I kept thinking — "why is this so hard to find honest information about?"

There's a lot of noise out there. A lot of people trying to sell you something. Not many people just being straight with you.

That's what this community is for.

Whether you're just curious, actively looking, or somewhere in between — this is a safe space where you can:

✅ Ask any question without judgement
✅ Get honest, experience-based advice
✅ Connect with others on the same journey
✅ Learn how to buy safely and confidently in Egypt

I'm not here to sell you a property. I'm here because I've been through it myself — and I want to make your journey easier than mine was.

If you're new here, drop a 👋 in the comments and tell me — where are you at in your Egypt property journey?
